How it works

    Upload both sets

    Ingoing and outgoing condition reports (PDF or photos of paper forms) and the photos taken at each end of the tenancy.

  2. 02

    We pair them up

    Entries and photos are matched by room and item, such as 'Bedroom 2: carpet', and shown side by side with their dates.

  3. 03

    You review the list

    You get a table of differences, items with no matching photo, and items that look unchanged. It is a draft for you to check against the property.

Condition reports are long and the photos are rarely in order. We keep the job narrow: line up what was recorded at the start with what was recorded at the end and show the differences. We do not judge who is at fault. That is for the people involved, and if needed, the tribunal.

FAQ

Is this legal or professional advice?

No. We do not say who is responsible for a difference, or whether it is fair wear and tear or damage. We list what the documents and photos show so you can make that call or get advice.

Do I need special photos?

No. Ordinary phone photos work. Clear, well-lit photos taken from similar angles give a more useful comparison.

Can AI miss things?

Yes. Matching photos can miss or misread details, so every table is a draft. Check it against the photos yourself before you rely on it.

Can I use it for a bond dispute?

What happens to my files?

We use them only to prepare your comparison. They are deleted 30 days after delivery and are never used to train AI models.
